Few people realize how complicated it is to remodel or build until they are faced with an overwhelming number of design decisions, product and material selections and paperwork. We realize that construction projects by their very nature are stressful. Our system takes us from the beginning design stage all the way through to construction. The consistent relationship between customer and company from design through production ensures good communication and minimizes unforeseen problems.
Here is a brief summary of how our design process works! (Depending on the size and scale of your project, some step may be eliminated.)
Initial Consultation
- Discuss expectations, design concepts, budget expectations, etc.
- Customer decides if they want to proceed with design development and budget projections.
- If everyone agrees to proceed, a service agreement is generated. The service agreement is a contract for our design services.
Feasibility Study and Preliminary Design
- Project Definition Phase - Decide your wants and establish a preliminary budget.
- Site Analysis – Examine and analyze existing conditions and establish local building and zoning restrictions that apply.
- Schematic Design – Rough sketches and plans are developed exploring possible design options. Rough project estimates are discussed at this time and sketches are modified until approved by the customer.
Selections and Final Design
- Design Development – The initial sketches are refined. Product and material selections are made and a more detailed cost estimate is developed.
- Construction Documents – Customer receives final graphical and written description of project. All plans, details, specifications and selections are included.
Bidding and Contract Negotiation
- All documentation is complete, bids are received from subcontractors and a final cost estimate is developed.
- Construction contract is presented to the customer for approval. Once approved we are ready for construction to begin.
Construction and Warranty
- All permits are received and construction begins.
- Throughout construction, the project superintendent will update the customer on progress, answer any questions and make sure the project is going as planned.
